A multi-phase tenant improvement within an existing 650,000-square-foot concrete tilt-panel warehouse and distribution facility. Threaded Studios served as architect and designer for the tenant improvements, preparing approximately half of the building for a warehousing company while developing the remaining half as a speculative suite for future tenants. The project transformed the existing facility to support both immediate operational needs and future leasing opportunities.
