A large-scale industrial development consisting of four new tilt-panel distribution and manufacturing buildings totaling 540,000 square feet across a 37-acre site in Queen Creek, Arizona.

The project was a collaborative effort between DLR Group and Threaded Studios, with DLR Group providing entitlement and design services and Threaded Studios providing construction documentation and construction administration.

A high-end, 36,000-square-foot, two-story mixed-use office building developed as a build-to-suit headquarters for a leading audiovisual integration company. Located on a 2.5-acre infill site, the project included new site improvements and a coordinated shell and interior buildout.

Threaded Studios provided design development, construction documentation, and construction administration for the building shell, collaborating with Butler Design Group and Smith Group JJR Architects throughout the project.

In 2024, Threaded Studios served as the shell architect for Jetset Magazine’s two-story headquarters in Scottsdale Airpark, delivering comprehensive shell upgrades and tenant improvements for the new Jetset and Inked Magazine offices.

Threaded Studios provided architecture, space planning, and stair design, while Phoenix Design One led the interior design. The high-end project features upgraded offices and conference rooms, podcast and photography studios, and high-performance exterior glazing.

A two-building retail infill project completing the final phase of development at the Marley Park Retail Center. The 8,000- and 4,000-square-foot masonry buildings are designed to complement and match the existing Phase 1 retail architecture, creating a cohesive experience throughout the center.

Threaded Studios is serving as architect and designer, with the project currently progressing through City of Surprise design review and an anticipated opening in late 2027.

A thoughtful interior remodel of an existing Class-A office space for Ames Construction, one of the nation’s largest infrastructure general contractors.

Threaded Studios served as architect and designer, transforming an outdated, closed-off workplace by repurposing underutilized areas into new open office workstations and introducing glazing to increase visibility into executive offices and conference rooms. The new glass elements also allow natural light to reach deeper into the space, creating a brighter and more connected work environment for staff.

A multi-phase tenant improvement within an existing 650,000-square-foot concrete tilt-panel warehouse and distribution facility.

Threaded Studios served as architect and designer for the tenant improvements, preparing approximately half of the building for a warehousing company while developing the remaining half as a speculative suite for future tenants. The project transformed the existing facility to support both immediate operational needs and future leasing opportunities.

A new 5,000-square-foot corporate headquarters designed for a local general contractor. The two-story steel and masonry building was designed by Threaded Studios to provide a professional, functional headquarters tailored to the owner's needs.

Threaded Studios served as architect and designer through the design phase. The project ultimately did not proceed to construction, as the owner chose to pursue a different building on a separate site.

A new 12,000-square-foot retail and service facility for Sunbelt Rentals, featuring masonry construction and a 6-acre site for equipment storage.

Threaded Studios served as architect and designer, delivering a fast-track design to support Sunbelt Rentals’ need to complete construction quickly and begin generating rental revenue in response to rapid growth in the Mesa market.

An 8,600-square-foot livestock feed processing facility designed on a 4.5-acre site in Buckeye, Arizona. Threaded Studios served as architect and designer, navigating several complex site and regulatory challenges, including rezoning the property from agricultural to industrial use and developing an elevated building plinth to address FEMA floodplain requirements.

The facility was designed to process unwanted liquid food products from manufacturers into livestock feed supplements while meeting applicable feedstock food safety requirements. The project was fully designed and taken through entitlement but was ultimately not constructed after the owner chose to pursue alternative sites that better suited their needs.

A thoughtfully designed four-unit multifamily development on a 0.5-acre infill site in Phoenix’s Garfield Historic District. The two-story, 5,400-square-foot project was designed to balance a contemporary architectural expression with the historic character of the surrounding neighborhood, incorporating modern materials while respecting established architectural traditions.

Threaded Studios served as architect and designer, navigating the site’s tight constraints, parking requirements, and multiple variances through the design and permitting process. The project was fully designed and permitted but ultimately was not constructed due to COVID-related increases in construction costs.

A 6,700-square-foot, two-story office building designed for a 0.6-acre infill site in Gilbert, Arizona. Threaded Studios served as architect and designer, creating a distinctive Western-inspired design for the project. Originally designed in 2019 as the headquarters for a local general contractor, the building included dedicated storage for the owner’s custom car collection. The project was later redesigned and ultimately constructed in 2024 as the headquarters for a medical device sales and supply company.

Threaded Studios successfully navigated the redesign, re-permitting, and ownership changes over several years, bringing a unique infill project from its original concept through construction.

A conceptual design for a new private residence on a challenging hillside site in Prescott Valley, Arizona. The proposed multistory home was envisioned with a contemporary architectural approach, incorporating expansive glazing, cast-in-place concrete, home automation, and a dedicated safe room.

Threaded Studios served as architect and designer, developing the concept to explore how a modern residence could respond to the site's dramatic hillside setting within the Prescott National Forest. The project was completed through the design phase to help the owner envision a potential future residence.
